Repair or Replace? How to Know What Your Roof Actually Needs

Nobody wants to hear they need a new roof. It's a big project and it's not cheap. So when we show up for an inspection, a lot of homeowners are hoping we'll say "just patch it." And sometimes, that's exactly what we say. But other times, putting a bandaid on a 25-year-old roof is like putting new tires on a car with a blown engine -it's not going to fix the real problem.
When a repair makes sense
If your roof is under 15 years old and the issue is in one specific area -a few blown-off shingles, a small leak around a vent, some flashing that's come loose -a repair is usually the right call. We're not going to tell you to tear off a perfectly good roof because of one problem area. That's not how we do things.
- The roof is less than 15 years old
- Damage is limited to a small section
- No sagging, water stains in the attic, or structural issues
- You're not seeing problems pop up in multiple spots

When it's time for a replacement
The age of your roof matters more than most people think. Asphalt shingles last 20-30 years depending on the quality and how much weather they've taken. If your roof is pushing 20+ years and you're starting to see issues -missing shingles after every storm, granules piling up in your gutters, water stains on the ceiling -it's probably time.
The other big sign is when repairs start stacking up. If we fixed something six months ago and now there's a new problem somewhere else, the roof is telling you something. At that point, a replacement actually saves you money in the long run.

Look -we make money either way. Repairs or replacements, it's all roofing work. So we have zero reason to push you toward something you don't need. When we come out for an inspection, we'll tell you exactly what's going on and give you our honest recommendation. If a repair will hold up for another 5-10 years, we'll say so. If the roof is on its last legs, we'll tell you that too. No games.
