    Roofing in Overland Park: What Every Homeowner Should Know

    We do a lot of work in Overland Park - it's our backyard. And after years of roofing homes from Blue Valley to downtown OP, we've picked up on some things that are specific to this area. If you own a home here, this is worth knowing.

    The HOA situation

    Overland Park has more HOAs than just about anywhere in the metro. And most of them have opinions about your roof. Some neighborhoods require specific shingle colors or brands. Others have rules about how long you can have a construction dumpster in your driveway. We've worked with dozens of OP homeowners' associations, and the best advice we can give is this: check your HOA covenants before you pick your materials. We've seen homeowners order an entire roof's worth of shingles only to find out their HOA doesn't allow that color. Save yourself the headache - call them first.

    Johnson County permit requirements

    If you're doing a full roof replacement in Overland Park, you need a permit through Johnson County. No exceptions. Your roofer should pull the permit, not you - any licensed contractor will handle this as part of the job. The county also requires an inspection after the work is done to make sure everything's up to code. If your roofer doesn't mention permits, that's a red flag. It means they're either not licensed or they're cutting corners.

    Common roof types around OP

    Most of Overland Park was built in waves. The neighborhoods around 95th and Metcalf went up in the '70s and '80s - a lot of those roofs have been replaced at least once by now. The subdivisions out west near 159th and Antioch are newer, mostly 2000s and 2010s construction. Those roofs are hitting the 15-20 year mark, which means a lot of them are going to need attention soon, especially if they've taken hail hits over the years.

    The vast majority of OP homes have asphalt architectural shingles. We're starting to see some metal roofing go in, especially on newer custom builds, but shingles still dominate. The good news is that competition among roofers in Johnson County keeps pricing fair - just make sure you're comparing apples to apples when you get quotes.

    Local weather patterns
